Lifting and re-setting settled spots

Sand moves — a downspout finds a path under one corner, a utility trench from before your time finally slumps, tree roots have opinions. On a paver surface the fix is almost embarrassingly clean: pull the affected stones, correct the base, re-screed the bedding, set the same stones back, re-sand the joints. Done well, you cannot find the repair a month later. A typical settled-spot visit runs a few hundred dollars, not a few thousand, and it’s the same trade and the same standards as our full installs — just smaller.

Re-sanding: the maintenance nobody told you about

Joint sand is a wear item. Rain, pressure-washing enthusiasm, and years wash it down; low joints then invite weeds, ants, and stone-on-stone chatter. Re-sanding sweeps fresh polymeric sand into cleaned joints and compacts it in, and the whole surface tightens back up. If your pavers are otherwise sound, this plus a wash is often the entire job — and we’ll say so instead of upselling a sealer you don’t need.

Sealing, with the honesty attached

Sealing does three real things: deepens color (the “wet look” if you want it, matte if you don’t), slows stain absorption around grills and oil drips, and helps joint sand stay put. What it is not is mandatory, permanent, or appropriate the week of installation — new pavers need to breathe off efflorescence first, and a seal applied too early traps it as haze. Our rule: seal when the surface is ready and the owner has a reason. Reasons include a driveway that hosts the food truck every Sunday, a pool deck you want richer-toned, or travertine in a salt-splash zone. Expect a re-coat interval of a few years in Florida sun, and expect us to tell you which products hold up here, because we redo other people’s peeling jobs often enough to know.

And surfaces that aren’t pavers — slabs, coatings, pool interiors — belong to other trades; we’ll aim you at the right one rather than improvise on your property.
